Specializing in neighborhoods throughout the Seattle metro area
Don’t see your neighborhood? Ask me about it
What my clients have to say
We were outbid three times before working together. The fourth offer was the one, and it came in under asking.
Clear pricing advice, a calm hand through inspection, and our condo sold in the first weekend.
We bought from across the country on video tours alone. Every question answered before we had to ask.
The rental numbers were laid out plainly, and the duplex has cash-flowed from the first month.
What buyers, sellers and investors ask me most
The whole Seattle metro area. In Seattle: Capitol Hill, Ballard, Queen Anne, Fremont, Wallingford and West Seattle. On the Eastside: Bellevue, Kirkland, Redmond, Issaquah, Sammamish and Mercer Island. To the north: Shoreline, Lake Forest Park, Bothell, Edmonds, Lynnwood and Mill Creek. To the south: Renton, Burien, Tukwila, Kent, Federal Way and Des Moines. If your neighborhood isn’t listed, ask; chances are I cover it.
Yes. Many of my clients are buying their first home. I walk you through every step, from getting pre-approved and touring homes to writing a strong offer, inspection and closing, and I answer the extra questions so nothing comes as a surprise.
I price from recent comparable sales nearby, your home’s condition and updates, and what buyers are competing for right now. You get the numbers behind the recommendation, so you can make the call with the full picture.
Yes, including flips. I help investors find rental, multi-family and fix-and-flip properties across the Seattle area, and look at each one on its numbers: rental potential or what it could sell for after renovation, the neighborhood, and where the market is heading. When a flip is ready, I list and sell it too.
Nothing. Working with me is free for buyers: my commission is paid out of the sale at closing, not out of your pocket. Washington does require a short written agreement with your agent before touring homes, and we go through it together so you know exactly how it works.
It’s the best place to start. A pre-approval tells you what you can comfortably spend and shows sellers your offer is serious, which matters when homes get multiple offers. If you don’t have a lender yet, I can point you to local ones.
Yes. Timing the two is the tricky part, and I plan it with you from the start: whether to buy or sell first, how to make an offer that depends on your sale, and options like a short rent-back so you’re never stuck between homes.
Finding the right home depends on what you want and the market, from a few weeks to a few months. Once an offer is accepted, closing usually takes about 30 days with a loan and can be faster with cash. I’ll keep you posted on every deadline along the way.

For the past eight years, I’ve built my real estate career around one simple principle: people come before the transaction.
Buying or selling a home is a major financial and personal decision, and I believe no one should ever feel pressured into making it. My job isn’t to convince you to buy a house or push you toward a quick decision — it’s to give you honest guidance, protect your interests, negotiate strongly on your behalf, and help you make the decision that is truly right for you.
That means taking the time to listen. It means answering the extra questions, pointing out concerns even when they could complicate a sale, and being willing to say, “This isn’t the one,” when a home simply isn’t right for you.
Over the years, I’ve had the privilege of helping people from all walks of life buy and sell their homes, and many of those clients have become friends. I consider that one of the greatest measures of success in my career.
Whether you’re ready to make a move today, thinking about buying or selling somewhere down the road, or simply have a real estate question and don’t know where to start, I’m always happy to be a resource. There’s no pressure and no sales pitch — just straightforward advice from someone who genuinely cares about getting it right.
Because at Sold Club, closing the deal matters. But taking care of the person behind it matters more.
